Linwood Mill |Whitinsville, MA
Linwood Mill Apartments consists of the adaptive re-use of a former 19th century textile mill turned into a charming, 75-unit independent senior living community with inspiring views of waterfalls and wildlife. The $19 million property is conveniently located close to restaurants, banking and shopping destinations. Property amenities include a community recreation area, limited access entryways, on-site management, and elevators for the five-story building. The property houses a resident service coordinator who provides wellness, educational and social activities for the community. Raymond James provided $10 million in support of this project.

PS109 | New York, NY
PS109 is a $52 million project located in the upper east side of Manhattan. Originally built in 1898, this historic rehabilitation transformed an abandoned public school building into 90 units of affordable live-work housing for artists and their families. During the renovation, the original brick and stone were restored along with the large copper towers, helping to retain the historic Spanish design. The property includes a 3,000 square foot resident gallery and 10,000 square feet for arts and cultural organizations. The weighted average rent advantage for all units is 53.2%. Project amenities include a community room, limited access entry, elevators, two courtyards, four community gardens and three community facility offices. Raymond James provided $37 million in equity for the completion of PS109.

Morris Court Apartments | Bronx, NY
Morris Court Apartments is a $70 million, newly constructed project located in the South Bronx featuring 201 units housed in two adjoining seven-story buildings. This property is the first development resulting from the Lower Concourse Rezoning, which was spearheaded by the NYC Department of City Planning to provide affordable housing in underserved areas around New York City. This property is located in the Mott Haven neighborhood of the South Bronx, which is closest to Manhattan and is the highest-density area in the Borough. The property offers a community room, a courtyard and bicycle storage and is conveniently located near numerous subway lines. Of the 201 units, 41 units are set aside for formerly homeless individuals. The property also contains 30,000 square feet of ground floor commercial space and 37,000 square feet of underground parking, which provide over $900,000 in annual income.

Orient Heights Phase I | Boston, MA
Orient Heights is a 120-unit family development currently under construction in the East Boston neighborhood. Upon completion, the property will have four townhouse-style buildings and one four-story mid-rise with unit sizes ranging from one to five bedrooms. Property amenities include in-unit washers and dryers, on-site management, security patrol and limited access entryways. The property will be fully rental-assisted, offering an overall weighted rent advantage of 50.3% in comparison to the local market. Residents will work with a full-time service coordinator who can help them obtain employment, engage agency service providers, and promote social interaction in the community.

River’s Edge | Laconia, NH
River’s Edge is the new construction of one three-story, elevator-serviced building located 90 miles north of Boston. The property provides 32 units of multifamily housing. The units are offered for general occupancy (family), but seniors are anticipated to comprise a significant portion of the tenancy at the subject due to its accessible design and elevator. Unit amenities include cable and internet, window treatments, patios, closets, and on-site laundry. There is a pedestrian footbridge adjacent to the property that provides direct access into downtown. Project amenities include a community room, picnic area, limited access entry, an elevator, and supportive services. Supportive services include leadership training, financial planning and family budgeting.
