PS109 is a $52 million project located in the upper east side of Manhattan. Originally built in 1898, this historic rehabilitation transformed an abandoned public school building into 90 units of affordable live-work housing for artists and their families. During the renovation, the original brick and stone were restored along with the large copper towers, helping to retain the historic Spanish design. The property includes a 3,000 square foot resident gallery and 10,000 square feet for arts and cultural organizations. The weighted average rent advantage for all units is 53.2%.
